Here are the top five most common real estate mistakes you want to avoid.


It’s no secret our current real estate market is crazy, and I see a lot of people making common mistakes. Today I’m bringing you five things to avoid in our current market: 


1. Do not overprice your home. We’re in a hot seller’s market, but you still want to avoid the mistake of overpricing your home. Even in this market, overpricing your home can lead to it sitting on the market for a long time. If buyers see a home that can’t sell, they’ll begin to wonder what's wrong with it and move on. 


2. Do not underbid your dream home. If you see a home that you really want, don’t go cheap on your initial offer. Starting with a low offer may work in cooler markets, but you can’t afford to do it now.

3. Do not waive your home inspection. This is a hot topic in today’s market since waiving an inspection is one way to make your offer stand out to sellers. However, I highly recommend you get an inspection, even in today’s market. There is nothing worse than being stuck with a home with huge structural issues. 


4. Do not withhold information from your real estate agent. If you have certain things you want in a home, make sure you tell your agent upfront. If you wait until the end, a deal you have in place could fall apart. I’ve seen too many “sure things” fall apart because a client told their agent about a personal dealbreaker at the last minute. 


5. Do not choose a random real estate agent. When navigating this tricky market, you want to make sure you’re working with an expert. Personal rapport is great, but you don’t want a friendship to end up costing you money in your real estate transactions. Pick a local expert who knows their field like the back of their hand.
