What Is Your Home Worth?
Here’s how your agent will help you correctly price your house.
Today I‘ll cover a topic that we get asked about all the time. I’ll explain how agents find comps and determine what your home is worth.
I start by looking for comparable sales in your neighborhood that were close in size with similar updates and amenities. If I can't find recent comps because the market is changing so rapidly, then I do a broader search of your ZIP code. However, since this is still a hot seller's market and houses appreciate so rapidly, it’s currently extremely challenging to determine what your home is worth.
I’ll also look at available inventory and buyer demand for homes in your price range. How much competition you have will affect the value. We typically talk about three different price ranges and then test the market. Once we see how much activity we're getting, we determine what the price will end up being.
